By accessing or using the Site or booking services (“Services”), you agree to these Terms of Service (“Terms”). If you do not agree, do not use the Services.


1) Eligibility & Account

You must be 18+ and capable of forming a binding contract. You are responsible for all activity under your account, booking, or phone number.

2) Scope of Services

We provide residential and commercial cleaning: standard clean, deep clean, move-in/move-out, post-construction, and commercial janitorial.
We bring all supplies and equipment.

Exclusions (not performed): biohazard cleanup (including blood/needles), mold remediation (incl. black mold), animal/insect waste or active infestations, pest removal, chimney/soot, exterior windows above first floor, climbing above a 2-step ladder, work on roofs/attics/high-risk areas, heavy lifting >40 lbs, grout/stone restoration or sealing, hazardous chemicals use, hoarder condition removal, or any illegal/unsafe work. We may decline or stop work if conditions are hazardous or materially different from the description.

3) Estimates, Pricing & Changes

  • Quotes: Online/phone estimated flat quote based on the details you provide (home size, condition, requested scope). Final pricing is confirmed after our arrival/walkthrough. Out-of-scope add-ons may be billed hourly or via updated flat rate.
  • No minimum charge.
  • We do not guarantee removal of permanent stains, heavy buildup, or damage due to wear, material limitations, or prior improper care.

4) Booking, Payment & Holds

  • Payment methods: Credit/debit (Visa/Mastercard/AmEx), ACH, Zelle, and card invoices via Stripe.
  • When due: Residential—upon completion of service (valid card on file required to book). Commercial—Net 30 for approved accounts.
  • Card pre-authorization hold: $75 placed prior to service; released upon successful settlement or per your bank’s timelines.
  • Late payment fee: 1.5% per month (18% APR) on overdue balances. You are responsible for chargebacks or bank fees we incur due to your error.

5) Rescheduling, Cancellations & Lockouts

  • Reschedule/cancel free ≥ 48 hours before the appointment.
  • Late cancellation (inside 48 hours): Full charge of the scheduled booking.
  • Lockout/unsuccessful entry: If our team cannot access the property within 20 minutes of arrival (wrong keys/codes, no adult present, unsafe conditions), the visit is deemed a lockout—Full charge applies.

6) Access, Safety & Client Responsibilities

Provide safe access, running water, electricity, climate control, and clear work areas. Secure pets (we will not handle aggressive animals). Remove or secure valuables and fragile items; we are not liable for loss of unsecured valuables. We do not move large or fragile furniture, appliances, or personal property.

7) Satisfaction Guarantee & Re-Cleans

We stand behind our work and will re-clean until you are satisfied within the originally-booked scope.
To qualify, you must report specific issues within 24 hours of service and allow us to return promptly (generally within 3 days). The re-clean is targeted to the reported areas and original scope. If access is denied or additional/unrelated tasks are requested, standard rates apply. Refunds: We prioritize re-cleaning; refunds may be granted at our discretion if a re-clean is not feasible.

8) Damage, Breakage & Claims

Report any damage or missing items within 24 hours of service. We are not responsible for pre-existing conditions, normal wear, intrinsic material defects (e.g., aged grout/paint), or damage resulting from fragile/unstable items not disclosed or secured by you.
Liability cap: Our total liability for a visit is limited to the lesser of (a) repair/replacement cost or (b) fees you paid for that visit, with a maximum of $500. Consequential, incidental, special, or punitive damages are disclaimed to the fullest extent permitted by law.

Insurance: We make no representation that we carry any specific insurance coverage unless expressly agreed in writing for a given job. (This does not affect your statutory rights.)

9) Photos & Quality Control

We may take before/after photos of work areas without personally identifying information strictly for quality control and training. We will only use such photos for marketing with your affirmative consent. You may opt-out of QC photos by notifying us prior to service.

10) Commercial Clients

Commercial engagements may be governed by a separate Master Services Agreement (MSA). Unless superseded by an MSA: access/badges/keys remain your responsibility; service windows may occur after hours; payment is Net 30 upon invoice; recurring schedules auto-renew until canceled per Section 5.

11) Intellectual Property

All Site content, trademarks, and materials are owned by SPOTLESS SCRUBBERS LLC or its licensors and may not be used without permission.

12) Third-Party Services

We may use third-party tools (e.g., Stripe, Twilio). Their services are governed by their own terms and privacy policies.

13) Disclaimers

Services are provided “AS IS” to the maximum extent permitted by law. We do not warrant results beyond the agreed scope, nor do we guarantee outcomes impacted by material limitations, prior damage, or unrealistic expectations.

14) Limitation of Liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages; our aggregate liability is limited as stated in Section 8.

15) Indemnity

You agree to defend, indemnify, and hold harmless SPOTLESS SCRUBBERS LLC and its personnel from claims, losses, liabilities, and expenses arising from (a) your misuse of the Services, (b) your breach of these Terms, or (c) property conditions you failed to disclose.


16) Text Messaging Terms (A2P/10DLC)

16.1 What You’ll Receive

With your consent, we send:

  • Transactional messages: appointment confirmations/updates, service reminders, arrival ETAs, and quote/estimate follow-ups (~2–6 messages/month, typical).
  • Marketing/Promotional messages: special offers or requests for reviews (up to 4 messages/month).

Msg & data rates may apply. Message frequency varies by user activity.

16.2 How You Opt In (Consent)

You provide consent by any of the following (none are pre-checked; consent is not a condition of purchase):

  • Checking an explicit SMS consent checkbox on our website booking form or web inquiry form (with clear consent language).
  • Texting a keyword (e.g., START/JOIN) to our 10DLC number.
  • Providing verbal consent by phone (we log date/time and agent).
  • Providing written consent via email reply or paper/e-signature at point-of-sale or service.
    We store opt-in records (timestamp, source/method, consent language) as required.

Legacy contacts: For numbers collected before the Effective Date without explicit SMS consent, we will send a one-time consent-request text first (e.g., “Spotless Scrubbers: Get appt reminders, updates & occasional promos. Reply YES to opt in, NO to opt out. Msg&data rates may apply.”). We will not send additional messages unless you reply YES.

16.3 Opt Out (STOP)

You can cancel at any time by replying STOP. We also honor STOP, END, CANCEL, UNSUBSCRIBE, QUIT. After you send STOP, we will send one final message confirming your opt-out and then no further SMS will be sent unless you opt back in (e.g., reply START).

16.5 Carrier & Delivery Disclaimers

Wireless carriers do not guarantee delivery and are not liable for delayed or undelivered messages. Messaging is provided on an “as-available” basis and may be impacted by carrier or third-party outages, spam filtering, or number portability.

16.6 Consent & Privacy

Consent to receive SMS is not a condition of purchase. Your information is handled per our Privacy Policy (posted separately on the Site). We do not sell your mobile number. We share it only as needed to send messages (e.g., via Twilio) and as described in the Privacy Policy.

16.7 Content Standards

We do not send prohibited content (e.g., illegal, harmful, or otherwise barred by carrier policy). We honor opt-outs promptly and maintain appropriate consent records.


17) Changes to Terms

We may update these Terms at any time by posting a revised version with a new “Effective Date”. Material changes will apply prospectively. Your continued use after the Effective Date constitutes acceptance.

18) Governing Law, Venue, Arbitration & Class Action Waiver

  • Governing law & venue: California law, with Los Angeles County, CA as the venue for small-claims actions and for arbitration seat purposes.
  • Arbitration: Any dispute arising out of or relating to these Terms or the Services will be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules before a single arbitrator in Los Angeles County, CA. Judgment on the award may be entered in any court with jurisdiction.
  • Small-claims carve-out: Either party may bring an individual action in small-claims court.
  • No class actions: You and we waive any right to pursue disputes on a class, collective, representative, or consolidated basis.
  • 30-day opt-out: You may opt out of arbitration/class waiver by sending written notice to the Support email within 30 days of your first acceptance of these Terms.

19) Force Majeure

We are not liable for delays or failure to perform due to events beyond our reasonable control (e.g., extreme weather, disasters, acts of government, labor disputes, utility failures, network/carrier outages, epidemics).

20) Miscellaneous

  • Severability: If a provision is unlawful or unenforceable, it is severed and the remainder remains in effect.
  • Assignment: You may not assign these Terms without our prior written consent. We may assign to an affiliate or in connection with a merger, sale, or reorganization.
  • Entire Agreement: These Terms constitute the entire agreement regarding the Services and supersede prior agreements or understandings.
