Move Out Cleaning Los Angeles Apartment: Get Your Full Deposit Back

Losing part of your deposit to cleaning fees is frustrating and, most of the time, avoidable. Here's exactly what LA landlords look for and how to make sure you get every dollar back.

What LA Landlords Actually Look For During Move-Out Inspections

Most tenants in Los Angeles, Santa Monica, and Long Beach lose part of their deposit not because of damage, but because of cleaning. Landlords and property managers walk through with a checklist, and if anything looks rushed, they charge you for it, sometimes more than a professional clean would have cost in the first place.

California Civil Code Section 1950.5 says a landlord can only deduct from your deposit for cleaning if the unit is left less clean than when you moved in. That matters. If you moved into a spotless apartment and you leave it spotless, they legally cannot charge you for cleaning. The problem is proving that, and making sure the unit actually meets that standard.

The Areas Tenants Almost Always Miss

After doing move-out cleaning across apartments in Burbank, Glendale, Pasadena, and all over LA County, these are the spots that come up on deduction notices most often.

  • Inside the oven and under the burner grates. Grease bakes on over months and most people give it one wipe and move on. Landlords check here first.
  • Inside the refrigerator, including the rubber door seals. Mold and crumbs collect in those seals and they are easy to miss.
  • Bathroom grout and caulk lines. Soap scum builds up in grout and turns pink or black. A surface wipe does not fix it.
  • Cabinet interiors. Every shelf, every drawer, including the one under the sink where cleaning products drip.
  • Window tracks and blinds. LA has enough dust that window tracks fill up fast. Landlords in Beverly Hills and Santa Monica apartments with ocean-facing windows see this a lot.
  • Baseboards and door frames. People clean floors but walk right past the baseboards. Dust and scuff marks sit there for months.
  • Light fixtures and ceiling fans. Dust collects on fan blades and inside glass fixtures. It is visible the moment someone turns the light on.
  • Walls around light switches. Fingerprints and smudges around switch plates are one of the most common deduction reasons.

How to Actually Protect Your Deposit

Do a walk-through before you start cleaning

Go room by room with your move-in inspection report or the photos you took when you arrived. Anything that was already there when you moved in, note it again. If you did not take photos when you moved in, that is a lesson for next time, but focus on what you can document now.

Take photos and video the day you hand over the keys

Walk through every room, open every cabinet, and record everything. This is your evidence if a landlord tries to charge for something unreasonable. Timestamp it. California courts take this seriously.

Clean in the right order

Work top to bottom. Dust ceiling fans and light fixtures first, then wipe shelves and counters, then clean appliances, then scrub bathrooms, then mop floors last. If you mop first and then knock dust off the ceiling fan, you are mopping twice.

Give yourself more time than you think you need

A standard one-bedroom apartment in LA, cleaned properly, takes a long time if you have lived there for a year or more. Most people underestimate this badly and end up rushing the kitchen or skipping the baseboards entirely.

When It Makes Sense to Hire a Move-Out Cleaning Service

If you are short on time, already exhausted from packing and logistics, or you want the peace of mind that comes from handing a landlord a spotless unit, a professional move-out clean is worth considering. We do move-in and move-out cleaning all over Los Angeles County, from apartments in Koreatown and Silver Lake to houses in Pasadena and Long Beach.

What drives the price of a move-out clean is the size of the unit, how long since it was last professionally cleaned, whether there are pets, and whether you need any add-ons like interior windows or inside the fridge. We do not do flat rates without knowing the home first. Text us the details and we send you an exact quote, no guessing.

Our move-out cleaning covers everything landlords check, including oven interiors, refrigerator seals, cabinet interiors, grout scrubbing, baseboards, and window tracks. We also offer post-construction cleaning if you are a landlord or property manager doing a renovation between tenants.

One Last Thing Before You Hand Over the Keys

Read your lease. Some leases in LA include a clause requiring professional cleaning or carpet cleaning regardless of condition. If yours does, document that you complied. Keep the receipt.

If you want a move-out cleaning you can stand behind, give us a call or send a text to (424) 677-1146. Tell us the address, the size, and your move-out date and we will take it from there.
