Post Construction Cleaning Los Angeles Remodel Guide
Construction dust after a remodel doesn't just sit on counters. Here's where it actually hides and how a professional post-construction clean gets it all out.
After the Contractors Leave, the Real Work Starts
You finally finished the remodel. The tile looks great, the cabinets are hung, the crew is gone. Then you run a finger across a surface on the opposite side of the house from the work zone and it comes back grey. That's construction dust, and it got everywhere. This is something I see constantly when we do post-construction cleaning across Los Angeles, whether it's a kitchen gut in Pasadena, a bathroom remodel in Santa Monica, or a full addition in Burbank.
Drywall dust is the main offender. It's so fine it becomes airborne and travels through HVAC vents, gaps under doors, and around light fixtures into rooms that were never touched. Tile saw dust, wood sanding residue, and grout haze add to the mix. A standard wipe-down won't cut it. Here's where the dust actually hides and what it takes to clear it properly.
Where Construction Dust Actually Hides
Inside the HVAC System
This is the one most homeowners miss completely. If the system was running at all during construction, it pulled dust into the return vents and distributed it through every register in the house. Before any surface cleaning, the registers need to come off and be wiped inside the duct opening as far as you can reach. We also recommend having the full duct system professionally cleaned if the remodel was extensive. Skipping this means the system keeps blowing fine particles back into the air after you've cleaned every surface.
On Top of Cabinets and Ledges
Horizontal surfaces above eye level collect thick layers that you simply can't see from standing height. Top of the refrigerator, top of upper cabinets, window sills, door frames, crown moulding, ceiling fan blades. These need to be cleaned from the top down before anything else, otherwise you're just moving dust onto surfaces you already wiped.
Inside Cabinets and Drawers
Dust works its way into closed spaces during construction. Every cabinet, every drawer, every shelf needs to be emptied and wiped down inside and out. We see this constantly in Beverly Hills and Glendale homes where beautiful new cabinetry gets installed but the interiors are coated in fine grit from adjacent work.
Light Fixtures and Recessed Cans
Recessed lighting is basically an open hole in your ceiling. Dust settles inside the cans and around bulbs. Pendant lights, chandeliers, and flush mounts collect it on top where it bakes onto the surface when the lights are on. Each fixture needs to be cleaned individually.
Grout Lines and Tile Surfaces
Grout haze is a separate problem from dust. It's a film left on tile surfaces after grout is applied and wiped. If it's not removed within a few days of application it hardens and becomes very difficult to clean without the right products. We use a ph-neutral grout haze remover and microfibre pads, not abrasive scrubbers that would scratch new tile.
Windows and Tracks
Construction debris falls into window tracks and compacts. The glass itself often has paint overspray, adhesive residue, or sticker film from new installs. Razor blade scrapers and glass-safe solvents are needed here, not just a spray and wipe.
How a Professional Post-Construction Clean Actually Works
Our post-construction cleaning for remodel projects in Los Angeles follows a set sequence for a reason. Skipping steps or doing them out of order just moves debris around.
- Rough debris removal first. Any leftover materials, tape, plastic sheeting, and visible chunks of drywall or grout come out before any wet cleaning starts.
- Top to bottom, dry before wet. We HEPA vacuum all surfaces from ceiling to floor before any wet cloths touch a surface. Wiping dust with a damp cloth before vacuuming just creates paste.
- Detail surfaces one room at a time. Windows, fixtures, cabinets, and hardware are detailed individually. We don't rush through rooms.
- Floors last. Hard floors get vacuumed, then damp mopped with appropriate cleaners for the material. Tile, hardwood, and LVP all need different approaches. Carpet gets a thorough HEPA vacuum and often needs a professional steam clean separately.
- Final walk-through. We go back through with the client or their point of contact to check anything that needs a second pass.
What Drives the Cost of a Post-Construction Clean
If you're getting quotes for post construction cleaning in Los Angeles after a remodel, the price depends on a few things. Square footage matters, but so does the scope of work. A single bathroom remodel leaves far less dust than a whole-house renovation. How long construction ran, whether drywall was cut on-site, and how well the contractors contained the work zone all affect how much cleaning is needed. Whether the home needs just a single-phase clean or multiple passes also changes the scope. We text an exact quote once we hear the specifics about your home and the project.
